Questions buyers ask
Anything else, write to [email protected].
Do we need to put this out to bid?
No, under federal rules. Purchases that don't exceed the micro-purchase limit, $15,000 since October 1, 2025, need no competitive quotes, only a note that the price is reasonable. Our highest price is $15,000 a year, and we send the note for your file. If your state or your own policy sets a lower limit, tell us and we'll work within it.
Can you really submit for us?
Yes, wherever the system lets a contractor hold its own access, such as IDIS when your authorizing official approves us, Sage, e-snaps, MINC and state grant portals. In HUD's Public Housing Portal only the executive director can sign and submit, so we enter everything under a staff role and your director clicks submit. Board votes and signed certifications always stay with you.
Do you use AI?
Yes. Software drafts and checks every document; people review and file it. Plans and policies don't need tenant personal data, and we never put AI or any automation on a government login.
What happens if HUD sends something back?
If it comes back because of our error, we fix it free and refile.
What isn't included?
Five-year Consolidated Plans, environmental reviews, financial statements and audits, and anything that needs someone on site.
Can we cancel?
Yes, with 30 days' notice. There's no setup fee and no long contract.
We run several agencies. Do we pay for each?
Each agency, grant or property has its own subscription at its own tier, under one contract, one onboarding and one invoice.
